A thorough inspection takes about 2 to 3 hours, depending on the size and age of the home. The home inspection is normally paid for by the home buyer, although more & more sellers are negotiating the home inspection in to the purchase.

Happy Birthday to your new home! It's almost 1 year old. Has it been like the dream child you always thought it would be or some terrible stepchild from who know's where that has wore out its welcome?

That's the way some people have described their new homes to us. "Oh no, it's been a very nice home" and other times we hear "This thing is like a bad dream that I can't wake up from". Chances are that you are somewhere in between. You have been pretty happy with your home, but it does have some areas that could be improved.  Your one year warranty is about to expire on your new home and you don't know if you should contact your builder over some "nit picking" things or not. What many folks don't realize is that these items that are "nit picking" now can become major repairs down the road. Often they are only advanced warnings of things to come..

"You don't need an inspection on this home, it's brand new, if anything goes wrong, you have a warranty!" is what most consumers are told. Right now, we have reports on new homes that had major problems that were overlooked by the "builders inspector". Some of these people were fortunate and called their own inspector out and found these problems before they moved in. Others weren't quite as lucky and only found flaws and defects because they had a warranty inspection before their warranty ran out. Others will only find out later down the road that they have major defects and flaws in their homes that could have been fixed easily during construction had they only knew! Quality control is one of the cheapest forms of insurance you can buy...it's a state licensed Home Inspector!

Periodical Inspections Are Important! With the boom in the area, subdivisions are busting at the seams. Most builders still make every effort to produce a quality building. However, the consumer can't necessarily depend on the general contractor to assure that everything will be built with equal attention to quality and detail. Often, the bulk of the construction tasks are subcontracted out to the lowest bidder, with speed, not quality, being the major concern. With many separate activities going on at the same time, it is nearly impossible for the builder to personally inspect and monitor all phases of the construction.

2Patriots Property Inspection can provide an unbiased visual inspection at certain completed steps of construction, verifying correct implementation and installation of its structural, mechanical, plumbing and electrical systems. The inspections also include a visual examination of the roof, attic, visible insulation, walls, ceilings, floors, windows, doors, foundation, basement and visible structure.

Old homes may not and are not expected to meet today's standards. It's important that the buyer of a historical aged home understand what these differences may be in order to understand, and if necessary, correct or update an older building.

Renters Inspections

Renters: this inspection is only available to renters. It is to mainly document the condition of the property a the time of move-in to avoid any conflicts when moving out. We have also provided these type of inspections to document problems to the landlord.

NOTE: this inspection does not meet legal requirements by the State of Tennessee. It is a specialized inspection for a specific purpose.
